We want every guest to arrive knowing exactly what kind of stay this is — because when expectations match reality, everyone has a better time. Here's everything you need to know, from the big picture down to the fine print.

The Biggest Things to Know

1. We're a self-service stay — think Airbnb, not a motel. The Lodge has 10 rooms and no front desk. You'll receive self-check-in instructions before arrival, come and go as you please, and enjoy the property on your own schedule. If you're looking for a hands-off, private, independent mountain stay, you'll love it here. If you're expecting daily housekeeping, room service, or 24-hour staff on site, we're probably not the right fit — and we'd rather you know that now.

2. No cleaning fees. Ever. Unlike most short-term rentals, the rate you see is the rate you pay (plus tax). We don't add cleaning fees, service fees, or resort fees.

3. 1 Flexible Rate Plan. We offer 1 standard flexible rate. You'll find our most competitive rates by booking right here on our website. Our rates are conveniently refundable up to 7 days prior to your check in day. Once inside that window, your room reservation is booked in full and nonrefundable. You may modify dates, number of rooms, etc, but there are no refunds. Credits can be applied towards for a future stay.

4. We're remote — gloriously so. The Lodge sits in the South Toe River Valley, 2 miles off the Blue Ridge Parkway and closer to the Mount Mitchell Trailhead than any other lodging. That also means gas, groceries, and restaurants require a drive, and cell service can be spotty. Plan ahead, stock up before you arrive, and enjoy the quiet.

5. Mountain weather is part of the deal. Conditions change fast up here — fog, snow, ice, and Parkway closures happen. They're outside our control and don't qualify a reservation for a refund. Check road and trail conditions before you travel.

Booking Your Stay

Book directly at Lodge Mount Mitchell for our best rate.

• Flexible Rate — our standard rate; cancel or modify free up to 7 days before arrival. At 7 days, the reservation is charged in full and becomes nonrefundable. You can make changes to the reservation and apply the funds paid to a modified stay, but there are no refunds at this point. Please consider travel insurance.

A valid credit card is required for every reservation, and all rates are subject to state and local taxes.

Arriving & Checking In

Check-in begins at 3:00 PM. There's no front desk — you'll receive an email/text before arrival with your door code and everything you need to let yourself in. Arriving late? No problem; your code works whenever you get here. Early check-in may be available on request but isn't guaranteed.

During Your Stay

This is your home base — come and go freely. Every room includes a fridge, coffee maker, dining table, streaming TV and gigabit Wi-Fi, and all guests share access to:

• The kitchen & dining area
• The firepit, grill and outdoor seating
• The lounge with table & chairs & TV
• Ice available in the shared kitchen refrigerator

Rooms are fully stocked at check-in with linens, towels, and essentials. We don't provide daily housekeeping; if you need extra towels or supplies during a longer stay, just text us at (828) 707 9202 and we'll take care of it.

Getting Help

While we're not on site around the clock, we're never far. For anything you need during your stay, text or call (828) 707 9202. We respond quickly during the day and for urgent matters at any hour. For emergencies, always call 911 first.

Checking Out

Check-out is by 10:00 AM. Before you go: [turn off lights and heat/AC, leave used towels in the bathroom, and lock the door behind you]. That's it — no checkout lines, no cleaning checklist, no cleaning fee.

Know the Area

• Fuel and groceries: limited in the immediate area — fill up and stock up in Burnsville or before leaving Asheville.
• Cell service: can be unreliable in the valley; download offline maps before you arrive. Our Wi-Fi has you covered at the Lodge.
• Trail and road conditions: check the Blue Ridge Parkway road status and Mount Mitchell State Park alerts before heading out, especially in winter and shoulder seasons.

Policies & Terms

By completing a reservation with The Lodge at Mount Mitchell, you agree to the terms below. These terms are applied consistently to every guest and every reservation.

Rate Types & Cancellation

Flexible Rate. We offer 1 flexible standard room rate. Easy to understand & simple to book. Reservations may be cancelled or modified without penalty up to 7 days prior to your scheduled arrival date. Once within the 7 day window, the card on file is charged and the reservation becomes nonrefundable. You can adjust the days /length of your stay, and any remainder balance can be applied towards a future stay. There are no refunds at this point. Travel insurance is recommended.

We understand that unexpected things happen, and we don't make this policy lightly — but we do apply it uniformly. Out of fairness to every guest who books, we are unable to make exceptions, and we kindly ask that you not request one. 

Payment

Reservations are charged 7 days prior to check in.

No-Shows & Early Departures

Guests who fail to arrive on their scheduled check-in date without notice will be charged for the full reservation. Early departures are charged for the full reserved stay; no refunds or credits are issued for unused nights.

Weather & Mountain Travel

Mountain weather and road or Parkway conditions are outside our control. Weather and road conditions do not qualify a reservation for refund or cancellation under either rate type; travel insurance is the appropriate protection for weather-related disruptions.

Property Policies

• Self-service model: The Lodge operates without on-site front desk staff. Guests receive self-check-in instructions and are responsible for their room and door codes during their stay. Codes may not be shared with unregistered visitors.
• Occupancy: Room rates are based on the stated maximum occupancy for each room type. All overnight guests must be registered at booking or check-in.
• Smoking: The Lodge is entirely non-smoking, indoors and within [25] feet of any building. A remediation fee of $250 will be charged for violations.
• Pets: Pets are not permitted.
• Shared spaces: The firepit, lounge, and kitchen are shared among all guests. Please clean up after use and treat them as you would your own home.
• Damage: Guests are responsible for any damage to rooms, furnishings, or common areas beyond normal wear, which will be charged to the card on file.

Group Reservations & Full-Lodge Buyouts

Full-property rentals for events, retreats, and celebrations, are governed by a separate group agreement with its own deposit and cancellation schedule. Contact us at stay@lodgemtmitchell.com to arrange group bookings.

Right to Refuse Service

The Lodge at Mount Mitchell reserves the right to refuse or terminate service, without refund, to any guest whose conduct endangers the safety or comfort of other guests, staff, or the property, or who violates these terms.

Changes to These Terms

We may update these terms from time to time. The terms in effect at the time of your booking govern your reservation.
